Brent Cross Cricklewood community infrastructure package agreed

One of the largest ever community and infrastructure funding agreements has been agreed as part of the £4.5bn Brent Cross Cricklewood regeneration scheme.

Barnet Council and the developer - Brent Cross Cricklewood Development Partners - finalised an agreement this week which will see the investment of £1bn required to create the new north west London town centre.

The Brent Cross Cricklewood Development Partners comprise the owners of Brent Cross Shopping Centre - Hammerson and Standard Life Investments UK Shopping Centre Trust - and a separate joint venture between Hammerson and the development company Brookfield Europe.

The £1bn agreed package includes:

  • £515.5m on transport infrastructure
  • £189m on environmental measures
  • £109m on community infrastructure including new health facilities and new premises for three local schools
  • £112m on cleaning up the land and disposing of waste
  • £38.5m on public open and green space

It is the largest community infrastructure agreement from a single planning application which has been in the planning process for nearly a decade.

The agreement also includes other measures such as plans on how the scheme will reduce carbon emissions

Overall the proposed scheme will include 7,500 homes, three schools, health facilities, parks and open spaces. The regeneration area covers over 151 hectares, bordered by Brent Cross Shopping Centre in the North, The A41 (Hendon Way) in the East, Cricklewood Lane in the South and the A5 (Edgware Road) in the West. The A406 (North Circular Road) also passes through the site East to West, as does the Midland Mainline rail infrastructure North to South.

The planning application will be considered by Barnet's planning and environment committee in two weeks time.

Jonathan Joseph, director of the Brent Cross Cricklewood Development Partners, said: "The Brent Cross Cricklewood regeneration will create a new town centre in North West London and deliver almost £1bn of investment into transport and community infrastructure and measures to reduce carbon emissions. This is one of the largest packages of investment ever from a single planning application in the UK.

"The regeneration, delivered over the course of around 20 years, will integrate existing local communities, bringing new buildings for three local schools, new health, community and sporting facilities, high quality open and green spaces, many thousands of new homes, a thriving High Street, a transformed Brent Cross Shopping Centre and new public transport links. Together this exemplary regeneration will create a hugely desirable place to live, work and visit."

Cllr Mike Freer, the leader of Barnet Council, said: "This is a once in a generation opportunity to secure significant investment in a part of our Borough that needs a major boost. I welcome the outline proposals and over the next few years we look forward to working with our development partners to deliver good infrastructure, quality homes, a new town centre and a vibrant, sustainable community."
